North Augusta, SC

North Augusta, South Carolina, has one of the best views in the region: the downtown Augusta skyline, seen from the other side of the Savannah River. This city of more than 24,000 residents sits on the bluffs across the river from Augusta, in Aiken and Edgefield counties. It has its own identity, with walkable riverfront development, historic hilltop neighborhoods, and a small-town spirit, and it is just minutes from everything in the larger metro.

North Augusta connects easily in every direction. Bridges cross the Savannah River into downtown Augusta in a few minutes, Interstate 20 runs through the city's northern side, and the Palmetto Parkway (I-520) links to the metro's beltway. Aiken, the Savannah River Site, and Columbia are all within a reasonable drive.

North Augusta is served by the Aiken County Public School District. North Augusta High School, area middle schools, and neighborhood elementary schools offer solid academics and strong community support. Private school options are nearby, and higher education is close at hand at the University of South Carolina Aiken, Aiken Technical College, and Augusta University across the river.

The city has an unusual founding story. In the early 1900s, developer James U. Jackson built a bridge across the Savannah River and laid out North Augusta as a planned resort and residential town on the hills above the water. The city was incorporated in 1906. Wealthy winter visitors once stayed at grand hotels here, and historic homes such as Rosemary Hall and Lookaway Hall, now event venues, still recall that early era.

The riverfront is the center of life in North Augusta. Riverside Village, a mixed-use district, includes SRP Park, home of the Augusta GreenJackets minor league baseball team, along with restaurants, apartments, a hotel, and a riverside plaza. The Hammond's Ferry neighborhood next door is known for its walkable, front-porch design. The North Augusta Greeneway, a paved trail of more than seven miles, winds through wooded corridors and along the river. Brick Pond Park adds wetland boardwalks in the middle of downtown.

Community life is active all year. GreenJackets games, concerts at Riverside Village, the Jack-o-Lantern Jubilee, holiday celebrations, and events along historic Georgia Avenue bring residents together. Churches, civic groups, and youth sports add to the city's close-knit atmosphere.

North Augusta's economy benefits from its place in the two-state metro. The Savannah River Site, a major Department of Energy facility, is one of the region's largest employers. Many residents also work at Augusta's hospitals, at Fort Eisenhower, and in local retail, healthcare, and professional services. Riverside Village and the surrounding area continue to attract new investment.

Housing ranges from grand historic homes on the hills above Georgia Avenue to classic mid-century neighborhoods, new-urbanist houses in Hammond's Ferry, riverfront condos and apartments, and newer subdivisions toward the I-20 corridor. Buyers often find attractive values compared to similar Georgia suburbs.

The North Augusta Department of Public Safety, which combines police and fire services, and city government provide responsive municipal services. City leaders have built a reputation for strong planning, especially along the riverfront.

Residents say North Augusta gives them the best of both states: a walkable riverfront, minor league baseball, a trail system, and quiet neighborhoods, all just a bridge away from downtown Augusta.

North Augusta, South Carolina, is a riverfront city with its own character. With its planned-resort history, lively Riverside Village, scenic Greeneway, and easy connection to the Augusta metro, North Augusta stands out as one of the region's most appealing places to live, work, and raise a family.
